What are home measurement services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How do floorplan services work?

During a floorplan service, an appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area and the overall layout of the home. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service required?

Real estate taxes

Tax records often reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — which means you may be paying for more square footage than you have! Unless a certified appraiser has recently executed a valuation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a listing

A measuring service can ensure that you're paid a fair price for your property. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since these values are frequently approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the property as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or measurement service carried out by an appraiser (after any renovation that might have affected square footage).

Material for agents

To ensure that your client's property sells at a price that accurately reflects market value, we suggest seeking a measurement of the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tactic to entice potential buyers because they can review the layout and attributes of the house before and after touring.
